Architecture & Site Programming




After extensive research, CED has opted to modify the site plan to include two (2) on-site detached Medical Office buildings. The purpose of this modification is three-fold. First, this renders the project a true mixed-use site. This change should drastically improve the chances of obtaining required entitlements by satisfying the significant concerns expressed by City of Indio Planning Commission officials at our Project Consultation hearing in early 2023. Second, by replacing a handful of residential units with detached medical office buildings open to the public, we can better serve the project’s residents and the surrounding community with minimal impact on the net leasable square footage. Third, after consulting with a senior industry expert attorney, CED understood that it must be explicitly clear it is not providing care to the residents and serves as a landlord. Independent, third-party tenants occupying the medical office space will contract directly with the residents for services.


Medical office fundamentals in the Inland Empire are compelling and indicate strong demand for outpatient medical service providers in an area surrounded by thousands of age-restricted residences and almost zero comparable inventory.


Medical Building 1: “Wellness Center”

  • Preventative Health Care Services = Greater Resident Retention (aging in place).

  • More robust preventative health care results in a direct increase to bottom line.

Entitlements

Renaissance Indio made progress towards obtaining its entitlements. CED assembled a team of top-tier consultants to engage with the various stakeholders of the project to facilitate a smooth entitlement process. 


The team of consultants includes:

  • General Plan/ Land Use Attorney: assist with land use planning, city project application and forms, and engagement with city, county, and other agency officials

  • Electric Utility Consultant: assist with obtaining Will Serve letters from the local electric utility provider, Imperial Irrigation District (IID)

  • Environmental Consultants: Performed environmental Initial Study and submit CEQA compliant technical studies, including Greenhouse Gases and Air Quality, in addition to coordinating Cultural Resources and Traffic Studies

  • Traffic Consultant: Analyzed and Prepared VMT and TIA reports for use in conjunction with environmental Greenhouse Gas and Air Quality studies

  • Cultural Site Assessment Consultant: Performed Cultural initial study and generated report on cultural findings (site deemed insignificant) in addition to coordinating cultural monitoring procedure.

  • Community Outreach Consultant: Engage with Tribes and form an agreement regarding recommended cultural site monitoring in addition to coordinating community outreach programs with local residents and neighboring properties.
